Founded in 2015, JC Housing LLC owns and manages student and residential housing in West Chester Borough. Our priority is simple: clean, comfortable, well-maintained homes within walking distance of West Chester University and downtown.

Good to know before you rent
Answers to the questions students and parents ask us most — fees, lease dates, parking and what is included in the rent.
Is there an application fee?
Yes. The application is submitted with a $100 application fee. If your application is rejected, the fee is returned. If your application is accepted and you then withdraw, decline or fail to sign the lease, the fee is not refunded.
How long is the lease?
Our standard lease term is one year; our 2026 application lists student lease terms running from June 1 to May 16. Shorter leases may be available on request. If you need to break your lease early, you are responsible for finding a replacement tenant or paying a penalty fee, depending on the lease terms.
What is included in the rent?
It depends on the property, and each listing states it. Some homes include all utilities plus Wi-Fi, several include water, sewer and trash pickup, and others have tenant-paid utilities. Parking also varies by property. If a listing says “ask us,” just call and we will confirm.
How much is the security deposit, and is it refundable?
Security deposits are typically one to two months’ rent. The deposit is refundable as long as there is no damage to the property and all lease terms are met when you move out.
