Fill out the application, then email it to [email protected] or drop it off at our office at 225 S Church St, Suite 206, West Chester, PA 19382. Call us first if you are not sure which property is still open.
How the application works

Look through our properties, then call or email to check availability for the year you need.
Tour the house
Our team schedules a walk-through so you can see the home and the neighborhood in person.
Apply
Return the rental application with a copy of your ID, co-signer details and the $100 application fee.
Sign & move in
Once approved, sign the lease and pay the security deposit and first month’s rent.
Key terms at a glance
| Application fee | $100, submitted with the application. Returned if your application is rejected; not refunded if you withdraw, decline or fail to sign the lease after being accepted. |

| Lease term | One year. Student leases on our 2026 application run June 1 to May 16. Shorter terms may be available on request. |
| Security deposit | Typically one to two months’ rent, refundable if there is no damage and all lease terms are met. |
| Due at signing | Security deposit and first month’s rent. |
| Co-signer | Student applicants should have a parent or guardian complete the co-signer section and sign the lease. |
| ID | Attach a copy of your photo ID — a photo of a driver’s license is acceptable. |
| Screening | By signing the application you authorize a background check, including previous landlords and employers. |
